Amid rising demand for luxury homes after the pandemic, the top seven cities saw record new launches and sales of expensive homes.
The average ticket size of houses sold in the top seven cities in India during the first half of FY25 (April-September 2024) was Rs. 1.23 crore, which in the same period of FY2024 was Rs. 1 crore is 23 percent more than that. , according to the latest data from real estate consultancy firm Anarock.
“Amid rising demand for luxury homes post-pandemic, the top seven cities saw record new launches and sales of expensive homes. The average ticket size of houses sold in these cities in H1 FY 2025 is Rs. 1.23 crore, which in the same period of FY2024 was Rs. 1 crore,” Anarock said in a report.
The top seven cities are Mumbai Metropolitan Region (MMR), National Capital Region (NCR), Bengaluru, Hyderabad, Pune, Chennai and Kolkata.
The National Capital Region (NCR) witnessed the highest average ticket size growth of 56 percent between H1 FY2024 and H1 FY2025, from Rs. 93 lakhs to Rs. 1.45 crore was reached. During H1 FY2025, the region has Rs. 46,611 crore worth around 32,120 units were sold, compared to Rs. There were 32,315 units worth Rs 30,154 crore, the report said.
While the value of inventory sold increased by 55 percent during the period, the total number of units sold decreased by 1 percent.
Mumbai Metropolitan Region (MMR) saw no change in average ticket size over the period. In H1 FY 2024, the average ticket size of units sold is Rs. 1.47 crores. In the region in H1 FY 2024 Rs. 1,12,356 crore were sold around 76,410 units, while in H1 FY 2025 around Rs. Around 77,735 units worth Rs 1,14,529 crore were sold, Puri added.
Anaroc Group Chairman Anuj Puri said, “Between April and September 2024 in the top-7 cities, around Rs. 2,27,400 units worth Rs 2,79,309 crore were sold. In contrast, around 2,35,200 units were sold in the same period of FY2024. 2,35,800 crore was sold. Although overall unit sales fell 3 percent, total sales value rose 18 percent from a year earlier – clearly underscoring the unabated demand for luxury homes.”
Housing sales during April-September 2024
In terms of housing sales, the highest number of units were sold in MMR at 77,735, followed by Pune (40,190), NCR (32,125), Bengaluru (31,380) and Hyderabad (27,820).
In terms of value, MMR is Rs. 1,14,529 crore with housing sales, followed by NCR (Rs 46,611 crore), Bengaluru (Rs 37,863 crore), Pune (Rs 34,033 crore), and Hyderabad (Rs 31,993 crore). .
